A Market Moving at Two Speeds - May 2026 Market Minutes

How's the Market?

Two weekends ago I watched the same thing happen at two open houses eight miles apart. The first — dialed in, priced right, nothing left to do but move in — had buyers circling each other in the kitchen. The second, a perfectly good home with a dated bathroom and an ambitious price, got polite walkthroughs and silence.

That's the Portland market right now. Not hot. Not cold. Two speeds.

The official numbers say steady — prices through May essentially flat from a year ago, new listings down about 11 percent from last spring. But monthly data is a rear-view mirror. What I'm seeing hasn't hit the figures yet: buyers got noticeably more careful these last few weeks, with rates back in the mid to upper sixes and the conflict in Iran adding uncertainty nobody can price. It won't show up in a report until summer. I'm already seeing it at showings.

Here's the part most people miss — the hesitation is selective. Buyers will pause on the home that needs work or asks them to imagine the finished version. They won't pause on the one that's ready. The bar for a fast, competitive offer didn't disappear. It just got higher.

If you're buying, that's quietly the best news you've had in a while. The crowd is clustered around a handful of perfect homes, which means everything else is drawing far less attention — and that's where you find a seller willing to handle repairs, contribute to closing costs, or take a measured offer instead of waiting for a bidding war that isn't coming.

If you're selling, the same fact cuts the other way. Presentation and pricing aren't finishing touches anymore — they decide which speed your home travels at. The first open house gets the offer in two weeks. The second gets the silence.

The market is rewarding the prepared on both sides. It's just no longer rewarding anyone else.
