How much does it cost to sell a home?
Most sellers pay a commission plus standard closing costs — and with us, staging and the design consultation are included at no extra charge. Before you list, we give you a clear net-proceeds estimate so you know exactly what to expect at closing, with no surprises.
Is staging included, or is it extra?
It’s included. Courtney stages every listing in-house — it’s part of how we work, not an add-on or an extra fee. Staging is one of the highest-return steps in a sale, so we make it standard rather than optional.
How long do homes take to sell?
Well-prepared, well-priced homes often go under contract within the first two to three weeks — several of ours have drawn offers within days. Timing varies by price point, location, and condition, so we’ll share recent days-on-market for your specific area and home before you list.
How do you decide on a listing price?
We price on data, not hope: recent comparable sales, current competition, and your home’s specific condition and features. The goal is to position your home to attract the most qualified buyers and the strongest offers — not to chase an inflated number that stalls and costs you leverage.
