Plenty of would-be sellers are sitting on the sidelines right now, waiting for the “perfect” moment. Rates feel high, the news feels noisy, and “not yet” is an easy thing to say. Sometimes waiting is genuinely the right call. Often, it is just delay dressed up as strategy.

Here is the honest version: the right time to sell is rarely about the headline market. It is about your life — a growing family, a job change, a home that no longer fits, equity you would rather put to work elsewhere. Those reasons do not pause while you wait for a cleaner forecast.

What waiting actually costs

Waiting has real trade-offs that are easy to overlook. While you wait, you carry the home you have outgrown, you miss the move you actually want, and you bet that next year's market and rates will be friendlier — which no one can promise.

Meanwhile, well-prepared homes in Lake Oswego and West Linn are still selling. Buyers are more selective than they were in 2021, but they are active, and they reward homes that are priced right and presented well.

A better question than “is it a good time?”

Instead of asking whether it is a good time to sell, ask what you are trying to accomplish in the next two to three years — and whether your current home helps or hinders that.
