Every spring brings a fresh wave of real estate headlines, and most of them are written about a national market that does not really exist. Real estate is local — often hyper-local — and the story in Lake Oswego or West Linn can look very different from the one on the morning news.

National numbers, local reality

A national median price or a “homes are sitting longer” story blends thousands of very different markets into a single average. First Addition behaves differently from Lake Grove, which behaves differently from a new build in West Linn. When you read a headline, the useful question is always: does this describe my neighborhood, my price point, and my type of home?

In our market this spring, the pattern is consistent with what we have seen for a while. Move-in-ready homes that are priced to the data are still drawing strong, timely interest. Homes that are overpriced or under-prepared sit — and then chase the market down, usually selling for less than they would have with the right plan from day one.

What actually moves a sale
