Every spring brings a fresh wave of real estate headlines, and most of them are written about a national market that does not really exist. Real estate is local — often hyper-local — and the story in Lake Oswego or West Linn can look very different from the one on the morning news.

A national median price or a “homes are sitting longer” story blends thousands of very different markets into a single average.
